The pandemic saw employees move from the office to their home to work.
Initially employees felt that they were more productive working from home and there are those that still feel this way. However, for many it has had its drawbacks.
Many employees were working longer hours than if they were in the office, for fear of being left behind and seen as a non-performer. Work life and home life barriers became muddled, resulting in ‘burnout’ and hence resignations and less productivity.
As a result, flexible office spaces are now more important than ever. Many businesses have struggled financially and have been unable to keep their large offices but have still required an office of a smaller scale. Small office spaces are therefore now in great demand. Flexible office spaces also enable businesses to scale up or down their space too, depending on their needs at specific times.
Many businesses still require a physical office to meet people, whether clients, new employees and to portray a professional image. Whilst working from home is preferential for some, for others office life is more favourable. Training for new employees is often more conducive face to face, as interaction with others is a learning process in itself. Some, especially the young may enjoy the social atmosphere of the office, whilst the elder generation and those with young families may find that working from home suits them better. All these factors need to be given consideration. Business owners are responding to employees needs too and the availability of a small office in a person’s home area is seen as advantageous for many.
People are no longer wanting to go back to the office where there was before the pandemic, extreme density. According to Gensler Co-CEO Diane Hoskins, ‘Health is a new lens with which to view the workplace and this will force new approaches, including more sensible density’. People also like to have their own desk and are not so accepting of ‘sharing’ or picking any desk available on a daily basis. The office needs to offer a better space for workers so that workers come back to the office rather than opt to stay at home. The office will require that ‘feel good’ factor and provide safe working environments.
